Motivated seller leads lead the real estate market, priced by county and often sold by bid.

Of the 43 real estate companies in our directory, 22 describe motivated seller leads for investors, 9 describe mortgage leads and several sell buyer and seller leads to agents. Distribution here is about the investor's counties, whether the property is off-market, and who actually owns it.

In short

Of the 43 real estate companies in our directory, 35 offer exclusive leads and 33 deliver in real time, while 12 also sell shared leads. Ten price through bids or auctions, and several reserve counties or cap how many investors buy in each market. A few run a marketplace where unsold leads drop in price until someone claims them.

Returns here are written around the deal, not the contact. Ten companies credit a lead when the property turns out to be listed on the MLS, several credit wholesalers posing as owners, and several credit mobile homes on rented land or vacant land. Off-market and owner-on-title are what an investor is paying for, so capture both before sale.

Juiced lets each investor or agent fund a wallet, set filters and caps by county and deal type, and bid above your minimum so the highest bid wins the lead in seconds. Leads no buyer takes go to your own marketplace, where the price falls until someone buys with Buy Now or a standing Buy Order. Delivery is by webhook into the buyer's CRM, email or text.

Counts cover everything each company says it sells, which can include other verticals.

Exclusive real-time web leads lead the mix, but shared leads are offered by 12 companies, usually as a tier beside exclusive or as a membership pool. Inbound calls are sold by 11 companies and live transfers by 10. Juiced distributes web leads, so calls and transfers need separate call tracking.

What real estate leads are screened for

Real estate sellers screen for the facts an investor or agent checks before making an offer.

  • Off-market. Several confirm the property is not listed on the MLS or with an agent, and one rejects sellers who want full market value. A few check listing status against MLS or public records before sale or during a return review.
  • Owner on title. Several screen for an owner or someone with authority to sell. Several return policies credit wholesalers and non-owners, and a few check ownership against county property records.
  • Motivation and reason. Several record why the owner is selling, such as foreclosure, divorce, probate, inherited property, repairs or a tired landlord, and a few score or tier leads by motivation.
  • Timeline. Several record how soon the owner wants to sell, from now to a year out, and one screens for a short timeline.
  • Property type and condition. Several screen out mobile homes on rented land, vacant land and commercial property, and several record condition, square footage or year built.
  • Verification and consent. Several call or text each seller before delivery, and one passes only leads that confirm by phone, text and email. Several name a third-party consent certificate, and a few say they do not guarantee their consent records are sufficient for the buyer's use.

What a real estate lead has to carry

Investors buy by county more often than by ZIP code: most companies let buyers choose counties, metros or states, and a few price county, state and national leads as separate tiers. Several also let buyers filter by lead type, property type, motivation or timeline, and mortgage buyers filter by loan type, credit band and licensed states.

Every lead type in Juiced starts with ten default fields. Add your own on top, and decide for each one whether it is required and whether the buyer receives it.

What you need to decide on a lead is not what you need to sell it

Every field carries four switches rather than one required flag.

Required for postMandatory when the lead is created: the full record you are selling.
Required for pingMandatory when checking which buyers want it. Usually a much shorter list.
DeliverableWhether the field is included in the data sent on to the buyer.
Hidden from API specKept off the public specification page.

Ping with county, zip, reason_for_selling, property_condition, property_type, occupancy, owner_status, listed_on_mls and selling_timeline. That tells an investor whether the deal fits their buy box and is off-market, without exposing the owner's contact details before the bid.

How real estate leads are sold and priced

Most of the 43 companies generate their own traffic, naming search, SEO, Facebook ads and direct mail, and 18 run a network, exchange or marketplace. Per lead is the most common model, at 35 companies, but 13 quote each buyer, 10 run bids or auctions and 8 charge a subscription or membership.

The bidding is more developed here than in most markets. Several sell each lead to the highest bidder, one lets a county bid outrank a state or national bid, and a few lower a buyer's priority when their dispute or return rate is high. A few run a falling-price marketplace for leads nobody bid on, a few sell a monthly membership that claims from a shared pool, one credits the lead price back when a deal goes under contract and closes, and one lets buyers pay from the profit at closing instead of up front.

  • Several reserve counties or cap investors per market, and a few show sold-out counties or cities.
  • In Juiced, buyers bid above your minimum and leads no one takes fall in price in your own marketplace.

Who the buyers are and how they start

The main buyers are cash investors, wholesalers, flippers and landlords buying motivated seller leads, with agents buying buyer and seller leads, lenders and brokers buying mortgage leads, and property managers buying owner leads at a few companies. Several sellers vet the buyer, turning away predatory buyers or asking for years of experience or houses bought per year.

On payment, 9 keep a card on file, 8 run prepaid or funded accounts and 3 invoice. Several ask for a deposit, a minimum weekly budget, a minimum order or a lead pack, and one requires a monthly budget that covers the highest lead price in the chosen counties. Several check whether a county or market is still open before signup, some are fully self-serve, and one requires a welcome call before any lead is sent. Most say there is no long-term contract.

Returns are about the property, not the phone number

Ten companies credit leads where the property is already listed on the MLS or under contract, several credit wholesalers posing as owners, several credit mobile homes on rented land, vacant land or non-residential property, and several credit non-owners. Several credit an unreachable seller only after the buyer shows documented contact attempts.

Several will not credit a lost deal, slow follow-up or an unanswered phone, several say all sales are final apart from narrow exceptions, and several give account credit rather than cash. Read the agreement, not the homepage: several companies state different return windows, remedies or market limits on different pages. A few also note that exclusivity covers only their own platform, since the owner may have filled out other forms elsewhere.

  • Decide before launch whether an MLS-listed property, a wholesaler or a mobile home on rented land is returnable.
  • In Juiced, approved returns are credited back to the buyer's wallet.

Several name a third-party consent certificate and several say they scrub against do-not-call lists before delivery, while several terms make the buyer responsible for do-not-call and telemarketing compliance. A few generate seller leads by outbound calling or messaging rather than web forms and publish nothing about consent. The rules are published by the FCC and FTC; ask any seller what consent record comes with each lead.

Sixteen of the 43 companies buy from affiliates, publishers, lead generators or agencies, by ping post, direct post, API or forms. Publisher rules are strict: one accepts only consumer-initiated leads, a few ask for documented traffic sources and landing pages, and a few require consent records kept for a set period. A few pay nothing for leads the buyer returns. Keep a source sub ID on every lead so a dispute traces back to one campaign.

How Juiced runs a real estate lead business

  1. Buyers fund a wallet

Each buyer adds funds before leads arrive and is charged as each lead is delivered. Approved returns are credited back to the wallet. No invoices to send and no payments to chase.

  2. Buyers set filters and caps, then bid

Each buyer filters on your fields and caps how many leads they take. They bid above your minimum, and the highest bid wins the lead in seconds.

  3. Delivery goes where the buyer works

By webhook into the buyer’s CRM, by email or by text.

  4. Unsold leads go to your marketplace

A lead no buyer takes is not dropped. It goes to your own marketplace, where its price falls until someone buys it outright or a standing buy order picks it up.

Frequently asked

Are real estate leads sold exclusive?

Most are offered that way: 35 of the 43 companies offer exclusive leads. Shared leads are offered by 12, often as a cheaper tier or membership pool, and several reserve counties or cap buyers per market. Exclusive usually means exclusive on that seller's platform; the owner may have asked other companies for offers too.

What makes a motivated seller lead returnable?

An MLS-listed property is the most common ground, at 10 companies. Several also credit wholesalers, non-owners, mobile homes on rented land and vacant land. Several refuse credit for lost deals or slow follow-up.

How do investors set their counties in Juiced?

Buyers set filters and caps. An investor can filter on county, state or zip and on fields such as property_type, listed_on_mls and owner_status, then cap how many leads they take.

Why do so many real estate lead companies use bidding?

Investors compete for the same counties, so 10 companies here price by bid or auction. Several give each lead to the highest bidder in a county, and a few lower priority for buyers with high dispute rates.

What other leads sit in the real estate vertical?

Mortgage leads for lenders and brokers, buyer and seller leads for agents, owner leads for property managers, vacant land seller leads and timeshare leads all appear in this directory alongside motivated seller leads.

Do real estate sellers verify ownership?

A few check ownership or listing status against county records, public records or the MLS. Several call or text the seller before delivery. Ask what each check covers before you rely on it.

What do real estate leads sell for?

No prices are published here. Sellers rarely publish them, and what a real estate lead sells for depends on whether it is exclusive or shared, a web lead or a call, the geography, how fresh it is and how many buyers want it. The pay-per-lead pricing guide shows how to work out your own floor from cost and let buyers bid above it.

Does Juiced handle real estate calls or live transfers?

No. Juiced distributes web leads and delivers them by webhook, email or text. It does not track or route phone calls, so if calls are part of your product you need call tracking software for that side.
